What are Sash Windows?

A sash window is a window that is divided into two sections each section is called a “sash.” Each sash slides up and down vertically on weights. Each sash runs within a frame which is referred to as 'the box' which in turn traditionally holds the lead counter weights.

What is the 'Sash' Part of the Window?

The “sashes" are the two glazed areas within the box frame that slide vertically up and down. The sashes are held in place with what’s called a 'parting bead' between each internally and a staffing bead externally.

How does a Sash Window work?

Sash windows do not open on a hinge, they slide vertically up and down, historically, on a Weighted Cord System. The weights are seated within the frame of the external box and provide a counter balance for each sash so that when either sash is opened, it stays open and does not drop shut.

 

It is also possible to opt for your Sash Windows with a spiral balance system which is routed into the frame, this system is less traditional but allows for slimmer frames. This can be seen to be more modern or indeed preferable for a slimmer window opening.

Are Sash Windows Double Glazed?

Traditionally timber sliding sash windows were single glazed and didn't have draft seals in order to allow for air to move more freely in and out of each room when homes where heated with open fires which created better ventilation. This meant that they were known for rattling in windy conditions and being thermally inefficient and also.

 

Thanks to modern double glazing and triple glazing, now it is more common to fit new sash windows with this more thermally efficient system that also includes draft seals and better fitting sashes.

What are The Benefits of Sash Windows?

Double Glazed Sash Windows have been proven to reduce external noise by up to 40 decibels and are much more energy efficient than single glazed sash windows.

 

Double Glazed Sash Windows arevery easy to maintain, we recommend that they are re painted regularly (every few years) and are very easily cleaned without the need for ladders.

 

When it comes to security, Double Glazed Sash Windows and Triple Glazed sash windows are far more stronger than Single Glazed sash windows. Having said that, all our sash windows are supplied with internal sash locks as standard and we can also include various types of rola-restrictors so you can have you window slightly open without the risk of someone pushing it up in order to gain entry to your property.

Are Sash Windows Expensive?

All of our sash windows are made to bespoke to measure and Crafted to the highest standard. Each sash window is measured based on each opening and then made bespoke and therefore can be designed and configured in any way you would like, this is especially useful when Replacing Sash Windows in a Conservation Area.

 

As a guide a standard double glazed sash window is likely to cost between £850 ex VAT and £2,000 ex VAT, including installation and finishing.
